The best MTD software for landlords in 2026
Quick answer
Hammock is the best MTD software for most landlords, sorting bank transactions by property from £8 a month. Landlord Vision is best for portfolios that want accounts and compliance in one place. If you want to pay nothing, Clear Books Property is free, and FreeAgent has a £10 landlord plan.
Landlords have different needs from most sole traders. You need to split income and costs by property, keep track of tenancies, and often work alongside a co-owner or accountant. From 6 April 2027, landlords and sole traders with qualifying income over £30,000 must keep digital records and send quarterly updates to HMRC (GOV.UK). Qualifying income means your gross rent before expenses, plus any self-employment turnover.
We compared landlord software built just for property alongside general accounting software with landlord features. Every price was checked on the provider's website in October 2026. For the rules themselves, see our MTD for landlords guide.

The best MTD software for landlords in detail
Best overall for landlords
Hammock
- Price
- From £8/month (1 to 3 properties)
- MTD for Income Tax
- Yes
- Free tier
- No (30-day trial)
- Landlords
- Yes (built for landlords)
Hammock is built only for landlords. It pulls in your bank transactions through unlimited bank feeds (automatic imports from your bank) and sorts them by property. It then sends your quarterly updates to HMRC. Pricing is by property count: £8 a month for 1 to 3 properties, £15 for 4 to 10, £25 for 11 to 20 and £31.50 for 21 or more, all ex VAT, with 20% off if you pay yearly. Hammock pays us nothing. Read our Hammock review.
Watch out for: the app is rated only 2.6 on iOS and 2.5 on Android, so Hammock works best on a computer. There's no free plan, just a 30-day trial.
Best for portfolio landlords
Landlord Vision
- Price
- From £7.99/month (4 tenancies)
- MTD for Income Tax
- Yes
- Free tier
- No (2-week trial)
- Landlords
- Yes (built for landlords)
Landlord Vision combines accounts with tenancy tracking and compliance reminders, such as gas safety, EPC and insurance dates. That makes it the stronger pick for landlords with 4 or more properties who want everything in one place. Plans are priced by tenancies, from £7.99 a month for 4 tenancies on annual billing. Read our Landlord Vision review.
Watch out for: its launch discounts were due to end on 30 October 2026, so check the live price. The app is new and has too few ratings to judge. Full price: Starter (4 tenancies) £7.99, Standard (10) £23.98, Premium (15) £31.98, Enterprise (25) £67.98 a month ex VAT on annual billing. Launch discounts were due to end 30 October 2026.
Best free MTD software for landlords
Clear Books
- Price
- Free MTD plans, or from £5/month
- MTD for Income Tax
- Yes
- Free tier
- Yes
- Landlords
- Yes (Property plans, incl. foreign property)
Clear Books has a free Property plan with MTD for Income Tax included, and no time limit. It also covers foreign property, which many landlord tools don't. The paid Property plan costs £5 a month ex VAT and adds bank feeds.
Watch out for: there's no bank feed on the free plan, and the app is poorly rated at 2.9 on iOS. It's general accounting software, so it has fewer landlord-specific tools than Hammock.
Best for landlords who bank with NatWest, RBS or Mettle
FreeAgent
- Price
- From £10/month (Landlord) or £19/month (Sole trader). Free with NatWest, RBS, Ulster Bank or Mettle
- MTD for Income Tax
- Yes
- Free tier
- Yes, with eligible bank
- Landlords
- Yes
FreeAgent has a dedicated Landlord plan at £10 a month ex VAT. Better still, FreeAgent is free with a NatWest, RBS or Ulster Bank business account, or Mettle with one transaction a month. It's a good choice if you also have some self-employed income, because it handles both. FreeAgent pays us nothing.
Watch out for: it's general accounting software, so it doesn't track tenancies or compliance dates.
Best for small landlords who only want to pay when they file
Landlord Studio
- Price
- Free (MTD Go, 1 to 3 units, £5 per submission) or from about £12/month
- MTD for Income Tax
- Yes
- Free tier
- Yes (pay per submission)
- Landlords
- Yes (built for landlords)
Landlord Studio's MTD Go plan is free for 1 to 3 units, with a £5 charge for each MTD submission. If you have a single buy-to-let and simple records, this can be cheaper than a monthly plan. Pro plans start from about £12 a month and add bank feeds.
Watch out for: four quarterly updates a year adds up. Landlord Studio shows prices inconsistently on its site, so confirm before you buy.
Best for self-managing landlords who want reminders
August
- Price
- Free (2 tenancies) or from £8.99/month
- MTD for Income Tax
- Yes (paid plans)
- Free tier
- Yes (MTD on paid plans)
- Landlords
- Yes (built for landlords)
August is landlord software for people who manage their own lets. It brings compliance reminders and tax together, with plans by tenancy count: Growth £8.99 a month for 5, Portfolio £14.99 for 20 and Portfolio+ £29.99 for unlimited tenancies. Its apps are rated 4.5 on iOS and 4.8 on Android, although from few ratings.
Watch out for: the free plan covers 2 tenancies but does not include MTD. You need a paid plan to file.
Best if you also run a business
Xero
- Price
- From £7/month (Simple)
- MTD for Income Tax
- Yes
- Free tier
- No (1 month free trial)
- Landlords
- Yes
Xero Simple costs £7 a month ex VAT and covers both self-employment and property income. It suits landlords who also have a trading business and want one tool for both, or who plan to grow. Most UK accountants know Xero well.
Watch out for: it isn't built for landlords, so splitting by property takes more setting up than in Hammock. Read our Xero review.
Best for landlords who love their spreadsheet
123 Sheets
- Price
- £19.75/year per taxpayer
- MTD for Income Tax
- Yes (bridging)
- Free tier
- Demo only
- Landlords
- Yes (UK and foreign property)
123 Sheets is bridging software. You keep your Excel or Google Sheets records, and it sends the figures to HMRC. It covers UK and foreign property, and costs £19.75 a year per taxpayer ex VAT. 123 Sheets pays us nothing. See our bridging software guide.
Watch out for: that price included 50% off the first year. There are no bank feeds or app.
What is the best landlord software for my portfolio size?
1 to 3 properties
You can keep things simple and cheap. Hammock Basic at £8 a month is the easiest option with bank feeds. If you'd rather pay nothing, try Clear Books Property Free, or Landlord Studio MTD Go if you're happy with £5 per submission. Spreadsheet fans can use 123 Sheets for about £20 a year.
4 to 10 properties
This is where landlord-specific software earns its keep. Hammock Standard (£15 a month) keeps every property's money separate. Landlord Vision suits you if you also want tenancy and compliance tracking in the same place. August Growth or Portfolio works well if you manage the lets yourself.
11 or more properties
Look at Hammock Plus or Beyond, Landlord Vision's larger plans, or August Portfolio+. At this size, accountant access and good reporting matter more than the monthly fee. It's also worth asking your accountant whether your setup is still right for you.
Here's an illustration. Priya owns three flats in Leeds and collects £33,000 a year in rent. Her qualifying income is over £30,000, so she must use MTD from 6 April 2027. With three properties and one bank account for rent, Hammock Basic at £8 a month would sort each payment to the right flat. If she also wanted gas safety and EPC reminders, Landlord Vision would be the better fit.
How does MTD work for joint owners?
If you own a property jointly, your share of the rent counts towards your qualifying income (GOV.UK). For example, if you and your partner each own half of a flat earning £20,000 a year, £10,000 counts towards each of your totals. Each co-owner works out their own qualifying income, so one of you may need MTD before the other.
When choosing software, check that it lets you record your ownership share, and whether both owners can use the same account. Not every provider explains this clearly, so ask before you buy. If your shares are unusual, speak to an accountant.
Can my accountant access my landlord software?
Most accountants are happy to log in to the software you use, and many prefer to. Xero and FreeAgent are widely used by UK accountants. If you use landlord-only software like Hammock or Landlord Vision, ask your accountant whether they can work with it, and check whether the provider allows an extra user on your plan. Free plans often allow only one user.
Which landlord software helps with the Renters' Rights Act?
The Renters' Rights Act 2025 is changing how lettings work in England (GOV.UK). Software won't make you compliant by itself, but reminders and records help.
- 1 May 2026: section 21 "no fault" evictions abolished, tenancies became periodic, and rent increases are limited to once a year.
- From late 2026: the Private Rented Sector Database rolls out, with mandatory registration and an annual fee.
- 2028 (expected): mandatory membership of the new Landlord Ombudsman.
- 1 October 2030: rented homes must reach EPC C, with a £10,000 cost cap (GOV.UK).
Landlord Vision and August include compliance reminders, which help you track certificates and key dates. For a full to-do list, read our Renters' Rights Act landlord checklist.
How to choose landlord software
- How many properties do you have? Use the size guide above.
- Do you also have self-employed income? Pick software that handles both, such as Xero, FreeAgent or Sage.
- Do you own any property abroad? Clear Books Property and 123 Sheets cover foreign property.
- Do you self-manage? Compliance reminders in Landlord Vision or August are worth having.
- Do you bank with NatWest, RBS, Ulster Bank or Mettle? FreeAgent is free for you.
Who should not buy landlord software yet?
Who should not choose landlord-only software
- landlords with qualifying income of £20,000 or less, because you're currently exempt
- landlords whose main income is a trading business, who may prefer one general tool such as Xero or FreeAgent
- landlords whose letting agent or accountant already handles the records, so ask them first
How we chose these
We started with landlord tools on HMRC's MTD for Income Tax list, plus general software with landlord plans. We scored each on price per property, free options, bank feeds, landlord features, compliance tools, app ratings and support, based on our review of features, pricing and user ratings. Affiliate commission plays no part. Hammock, FreeAgent and 123 Sheets pay us nothing. Read how we test.
Frequently asked questions
Do landlords need MTD software?
Yes, if your qualifying income is over the threshold. That's over £50,000 from 6 April 2026, over £30,000 from 6 April 2027 and over £20,000 from 6 April 2028. Qualifying income is your gross rent plus any self-employment turnover, before expenses. Check your date with our MTD checker.
What is the best free MTD software for landlords?
Clear Books has a free Property plan with MTD included, covering foreign property too. Landlord Studio's MTD Go plan is free for 1 to 3 units but charges £5 per submission. Sage Sole Trader Free also covers landlords. See our free MTD software guide.
How does MTD work for jointly owned property?
Your share of the rental income counts towards your qualifying income (GOV.UK). Each co-owner works out their own qualifying income, so one of you may need MTD before the other. Check that your software can record your share, and ask an accountant if your split isn't straightforward.
Is Hammock or Landlord Vision better?
Hammock is simpler and cheaper for 1 to 3 properties, with bank transactions sorted by property automatically. Landlord Vision adds tenancy tracking and compliance reminders, which suits larger portfolios. See our Hammock vs Landlord Vision comparison.
Can I use a spreadsheet for MTD as a landlord?
Yes, if you add bridging software that links your spreadsheet to HMRC. 123 Sheets costs £19.75 a year per taxpayer ex VAT and covers UK and foreign property. HMRC confirms bridging software is allowed.
Does landlord software help with the Renters' Rights Act?
Some landlord software includes compliance reminders, for example Landlord Vision and August. It won't do the legal work for you, but reminders help you keep on top of safety certificates and dates. See our Renters' Rights Act checklist.
Does Airbnb income count for MTD?
Yes. The furnished holiday lettings tax regime was abolished from April 2025, so short-let income is now treated as ordinary property income (GOV.UK). It counts towards your qualifying income.
